Spencer Street Redevelopment

Overview

The City of Lebanon, New Hampshire is interested in identifying a qualified and capable developer to propose and complete the redevelopment and revitalization of a City-owned parcel located at 20 Spencer Street within the Lebanon Downtown core. The City is seeking a developer who will create a place that residents and visitors can enjoy and one which supports Downtown Lebanon by creating an attractive, vibrant focal-point for the community in furtherance of the vision expressed by the community. 

The redevelopment of this site would include a residential and/or mixed-use development to support the City’s Master Plan goals for high-performing facilities, to contribute taxable value, and to reflect the overall character of Lebanon and enhance the vibrancy the Downtown enjoys.

High-Performance Development Standards 

The development should demonstrate a high level of energy efficiency and sustainable building practices, including minimizing fossil fuel use and maximizing renewable energy use to the extent economically feasible, and integration of Low Impact Development (LID) techniques to the maximum extent feasible. This can be demonstrated by a commitment to above-code performance through proposed conformity with one or more of the following voluntary standards:
