Sheds and Storage Buildings (under 200 sq. ft.)

A permit is required for your shed or storage building.

A Zoning Permit is required for the construction or placement of a shed/storage building on your 1 or 2 family residential lot. A recent revision to the City's Zoning Ordinance now allows sheds that are 130 square feet or less to be located within 5 feet of your side and rear property lines. The shed would still have to meet the required front yard setback for your zoning district. (Sheds/Storage Buildings larger than 130 square feet must meet all required setbacks for your zoning district.) A site plan showing the location of the shed/storage building in relation to the property lines, a Building/Zoning Permit Application and Support Statement are required.

A zoning permit is required, and the fee for residential 1 or 2 family dwellings is $31.

After your shed permit is issued, you need to contact the Codes Department to schedule an inspection. The first inspection is to confirm that the required yard setbacks have been met in accordance with your approved application and site plan. The need for further inspections are determined at that time by the Building Inspector on site.

Storage Buildings (over 200 sq. ft.) 


Storage Buildings that are larger than 200 square feet must obtain both a Zoning and Building Permit and must be accompanied by a site plan showing that the placement of the shed on your lot meets or exceeds the required minimum yard setbacks for your particular zoning district. Required minimum yard setbacks for in-town residential lots are different than those used for rural-residential lots. Whether your lot is served by municipal water and sewerage also makes a difference in determining your minimum required yard setbacks. Please call the Codes Office at 603-448-1524 to find out what the required yard setbacks are for your particular zoning district.

The Building/Zoning Permit fee for a storage building that exceeds 200 square feet, with a construction cost of $0 - $500, is $31. For a storage building with a construction cost of $501 - $1,000, the fee is $37; $1,001 - $3,000, the fee is $55; and $3,001 - $5,000, the fee is $79. For storage building with a construction cost in excess of $5,000, please refer to the Building Permit fee schedule or call the Codes Office and we will calculate the fee for you. The permit fee is due at the time of applying for the Building Permit.

Storage Buildings and other accessory buildings for commercial or multiple family dwellings always require both a Zoning and Building permit. In some cases additional review and approval by the Planning Board may also be required.
